Friday Market update December 6th, 2019

We have all survived our first week of December 2019 with our heavy fog, icy roads and school closure and delays. What a week!
The Lack of inventory and home values continue to rise, and buyers are following suit. Interest rates remain low which provides buyers the opportunity to move up in the price point a bit.
As of today, there are only 83 active listings in our MLS for Moses Lake. There are 6 Back on Market listings. The buyer decided not to move forward with the purchase, no back-up offer was in place, so the property goes Back on Market. This status stays for one week and then will return to Active.
Still looking for that perfect home for the holidays? We have 6 residential listings that have reduced their price so it might be within your limits now.
21 Residential listings on the market is now Pending. And I’m sure some people are super excited this December because we have 17 listing that have Sold.
In general, buyers are still out and about looking. They’re a ...

What Is A Sellers Market

A seller's market is a market condition characterized by a shortage of listings available for sale, resulting in pricing power for the seller. A seller's market is a term commonly applied to the property market when low supply meets high demand.
A seller's market comes into action when demand exceeds the number of listings on the market. A "seller's market" is often heard in real estate to describe a shortage of properties in demand.
The seller of a house in a town with a good school system and limited inventory would have control over setting the house price. Her house could have multiple bids and it would not be unusual for bids to exceed the seller's asking price.
A buyer's market is the opposite situation, where supply exceeds the demand and therefore the power resides with the buyer in terms of setting a price.
Certain conditions create a seller's market in the corporate world. As said earlier excess demand for an asset that is limited will give the power to the seller's sid ...

What are the first steps of selling my home

Let’s imagine a world where a home seller has a stress-free sale where they simply just list their house, and they find a qualified buyer quickly, collect the cash and hand over the keys. In the real world selling a home includes many more moving parts and some which you can control and some that are out of your hands.

For example, geography might influence how long your house might stay on the market and how much mark-up you can get away with. Where inventory is low, odds are you’ll sell faster and a higher price. Conversely, in places where home sales have cooled, homeowners will likely have to work harder to attract the right buyer.
Then there are the factors within your control that have a big impact on the bottom line. Things like hiring a good real estate agent and maximizing your home’s online appeal. Hire an agent who knows the market.
As soon as you decide to sell your house, jump right into researching real estate agents you might work with, to find so ...

5 Strange Things That Can Stop a Home From Selling

Ever wonder what could keep a home from selling? Just ask a listing agent. They've seen everything.
Listing agents, as the professionals who help prep a home for sale, are often tasked with telling home sellers why their house might not sell in its current condition. It's a tough job, but it sure beats saying nothing and then watching a home sit indefinitely.
While most corrective tweaks are small—say, a fresh coat of paint or a solid decluttering—sometimes the things that stop a home from selling takes everyone by surprise.
Here are a few that listing agents have dealt with, and the solutions that saved the day.
1. The 'green monster'
The seller needs to replace the carpet with something neutral, the importance of a first impressions are critical. Replacing the carpet can cost about $1,500.
